West Highlands Residential Community

West Highlands is one of Kamloops' largest master planned communities located minutes from all major shopping and services. Overlooking the City of Kamloops on the hillsides of the desirable southwest sector and, situated on 150 acres of prime development lands, West Highlands is planned to accommodate up to 1,300 single family and multifamily units and is surrounded by over 48 acres of park and open spaces.

About This Project

With 48% of the City’s growth planned for the southwest sector to year 2036, West Highlands will be a significant contributor to reaching the City’s growth objectives. Given that a major portion of the City’s services and shopping is located in the southwest sector and within a short 5 minute drive of West Highlands, the master plan concentrates development to residential and recreational uses.

Located west and north of the Pacific Way Elementary School and partially on what was the Aberdeen Links Golf Course, West Highlands covers 150 acres of rolling hillsides offering outstanding views the Highlands are best known for. The creation of a 48 acre district park secured park like spaces of the old golf course for current homeowners bordering the development while adding an abundance of space for a variety new recreational uses and wildlife corridors all within walking distance to new and existing homes in the area.

West Highlands was developed in accordance with two planning documents, KAMPLAN2004 and the Aberdeen Area Plan in addition to public and private stakeholder consultation. The approved plan far exceeds the expectations for parkland and open space designations.

Zoned under Comprehensive Development Zoning (CD-5) allows development of master planned communities to proceed withoutfurther zoning approvals, provides assurances as to land use goals while permitting some flexibility on specific locations without compromising the integrity of the overall development goals.

The master plan offers a variety of residential land uses which will appeal to all age groups, family types, lifestyles and incomes. Compact cost effective multi-family neighborhoods along with standard and estate sized residential lots meander thru the development with a few medium density development sites strategically located along main corridors for senior’s facilities or apartment style complexes. Small commercial areas are included to accommodate neighbourhood services such as daycare centers, convenience centers or health care services.

As a land only developer who believes in dealing local, Aberdeen Highlands Development Corp.’s investment in Kamloops’ infrastructure and job creation with local civil and geotechnical engineering firms and civil contractors doesn’t stop there. The West Highlands development project provides a steady supply of residential lots and multi-family development sites to both large and small residential developers which in turn provides steady job opportunities to local manufactures, retailers, construction and contract workers, and numerous other supporting businesses.

To date West Highlands has completed servicing of 104 single family lots, created a municipal firehall site, 4 low density multi-family sites with one site accommodating a large scale commercial daycare within walking distance to the elementary school.
